Up to $5/sf for projects placed into service in 2023
Commercial buildings including schools, hospitals, churches, government buildings, and buildings owned by charitable organizations are eligible for Section 179D deductions for building improvements that reduce carbon emissions and create energy efficiencies. The Inflation Reduction Act increased the amount of money eligible for the deduction and changed the eligibility rules: Nonprofits are now eligible to pass along 179D to their A/E/C teams.
What remains a requirement is documentation to demonstrate energy efficiencies – and that requires an energy model by a qualified, professional engineer. To get the full $5/sf, the project must meet certain prevailing wage and apprentice requirements, which if not met, render the deduction maximum at $1/sf. Assess & Increase Onsite Carbon Sequestration Through Planting - LEED Pilot Credit
Waste Management in Grayslake, IL is our first project to document the carbon sequestration of its landscape design, taking advantage of a LEED pilot credit. Calculations
show it will achieve 207% more carbon sequestration through the landscape design (only 10% is required for credit compliance). Landscape designs do matter - providing beauty and helping reduce emissions.
Innovation Square Celebrates Groundbreaking
Situated along the Opportunity Corridor, Phase 1 includes 82 mixed-use apartments above ground-floor retail space. The project is targeting NGBS Silver certification. Congrats to City Architecture, Fairfax Renaissance Development Corporation, and McCormack Baron for this milestone!

Welcome Joe Minerd! He joins Emerald as a Senior Project Engineer focusing on commissioning. Joe has nearly 15 years of experience in facilities engineering and manufacturing roles. Joe is a member of the Association of Energy Engineers and is a Certified Energy Manager (CEM).
Joe’s job duties will include developing and implementing commissioning projects, Energy Audits including site analysis, project coordination, Energy Modeling, and preparation of Engineering design documents.
